Cancellation Policy

No Place No Pay - Proof of rejection from the university or UCAS along with a written confirmation to cancel the booking. Travel Ban- If a government travel ban prevents you from entering the UK by your course start date, you may be eligible to cancel your booking, subject to verified official evidence. This applies only if no delayed course start is available and the restriction is active at the course commencement date. Initial Cancellation Period/Cooling-Off Period- You can cancel your tenancy within 14 days of booking (or 7 days if booked between 1st August and 30th September) and receive a full deposit refund. Note a £20 fee applies for refunds to non-UK bank accounts. If you cancel after this period, you're liable for rent until a replacement student over 18 with valid status is found and approved by us. If successful, your deposit will be refunded minus a £50 contract change fee.
