Birmingham-based developer and investor Sama Investments has unveiled ambitious plans to deliver its flagship Perryian Works purpose-built student accommodation (PBSA) scheme at 1 Lancaster Circus in Birmingham’s city center. 

The transformative proposals aim to redevelop the long-underutilized brownfield site, which previously housed Birmingham City Council’s office building. The site is situated at a prime location on the edge of the Lancaster Circus Queensway and Lawson Street intersections.

The PBSA scheme’s striking design calls for two landmark towers gracing the skyline, with one soaring up to an impressive 50 stories high. This towering structure is intended to serve as an iconic focal point and new gateway for the area.

Bilal Ahmed, Executive Chairman and Founder of Sama Investments, expressed enthusiasm about the project’s potential impact: “Our proposals for 1 Lancaster Circus will transform this underutilized site to deliver a flagship scheme that will create a new gateway into Birmingham, whilst also supporting the wider regeneration of the area.”

A key driver behind the development is addressing the growing need for student housing to support the flourishing universities nearby, with both Aston University and Birmingham City University campuses located within a short walking distance. Ahmed noted, “We will deliver much-needed student accommodation to support the vibrancy of our growing universities in Birmingham.”

Beyond student residences, the Perryian Works development aims to be an inviting community space. The plans incorporate outdoor courtyards that will open up public space, featuring a landscaped pedestrian corridor complemented by extensive biodiverse planting and water features. Street-level amenities are also part of the vision, with active frontages that will create interest and vibrancy, alongside commercial and leisure spaces.
