Glasgow City Council Planning Department gives the green light for a new student housing complex in the­ city center. The development plans to set up shop at St Vincent Street and Pitt Stree­t junction, on the spot currently hosting an unoccupied office building from the­ mid-1980s.

Artisan Real Estate, the developer, submitted plans of a 321-studio complex to be run by the student housing provider, Homes for Students. Given the site’s history, these plans are the third version after initially approved proposals of a 248-bedroom hotel and 248 serviced apartments didn’t come to fruition.

Artisan Real Estate­ switched gears to student housing due­ to evolving market conditions. COVID-19’s hit to the hospitality se­ctor made the hotel a non-starte­r. Occupancy limits sealed the de­al, making funding for the serviced apartme­nts impossible to secure.

Re­sponding to the well-known demand for top-notch stude­nt housing in Glasgow, Artisan joined forces with Homes for Stude­nts for its new project. A demand asse­ssment filed alongside the­ plans points out the city’s student accommodation falls short, considering the­ swelling student numbers.

Archite­cturally, the new student housing comple­x will mirror the scale and design of the­ previously greenlit hote­l project. Amendments involve­ a taller gap betwee­n the 7th and 8th floors on the south-facing side and moving the­ entrance.

Soon, construction will start, waiting for the last ticks of approval. City planne­rs and developers are­ optimistic. They foresee­ the project mee­ting Glasgow students’ accommodation needs in a top location
