In case you don’t have a UK guarantee, you need to pay full rent during check in.
Deposit returned before 30 days of the termination of the agreement .
An amount of £250 must be paid to secure a booking.

Cancellation Policy

1. No Place, No Pay - Proof of rejection from the university/college within seven working days of confirmation that you have not received your place, along with a written confirmation to cancel the booking. 2. No Visa, No Pay - Submit your request via post or email to cancel the booking with evidence in writing within 7 days of your visa being refused, and you no longer have a place on your course. 3. Initial Cancellation Period/Cooling-Off Period - You can cancel the booking by writing an email within 14 days of cooling-off period. However, you should not have collected the keys for your accommodation because your deposit will be held, and you will be liable for full rent for your tenancy period. Else, you can find a replacement tenant. If you book your accommodation on or after 1 August 2025, your cooling-off period will reduce to 3 days, and for booking on or after 12th August, your cooling-off period will reduce to 24 hours from signing the tenancy agreement.
